Our ultimate aim is to ensure that all our guests thoroughly enjoy their stay at Leylands Farm and we will always endeavour to enhance the experience and assist whenever and however, we can.

Leylands Farm is situated deep within the Surrey Hills, just off the main A25 and about 6 miles from the town of Dorking.

There is very little public transport and we would strongly advise guests to come by car. Taxis are available locally and can be booked by Leylands Farm.

The annexe is of bargate stone and was originally the Granary to the Farm.

The accommodation consists of a large lounge, with its own entrance from the main garden. Within the lounge is a large seating area, an eating area, small fridge and a log fire.

Stairs within the lounge lead to the upstairs double bedroom and ensuite bathroom. The stairs are standard but the headroom is low at the top of the stairs. There is a hand rail on the right of the stairs. The annexe caters comfortably for two people but can take an extra adult or two extra children, in need.

There is one step from the lounge leading to the staircase and one step leading up to access to the main house.

There is an audible fire alarm within the building which links to the main house.

Assistance dogs are welcomed; however, other pets are not allowed.

There is a continuous, neutral, fitted carpet right throughout the annexe.

There is a large television in the lounge.

The gardens extend to some 7 acres and guests are welcome to wander at leisure. Some areas are slightly undulating.

Mobile phone coverage can be obtained via Vodaphone but at times reception can be bad, depending on the weather.

There is ample parking outside the annexe.
